About the Property
The living area
The living area
Borde Basse is an exceptional 18/19th century farmstead which blends organically into its wooded setting. The stone barn and stables were converted in 2001 into a bright and spacious six-bedroom home, which will sleep 14 guests comfortably. An additional suite of three bedrooms and a bathroom on the upper floor is also optionally available, for groups of up to 20.

The house has its own fully private 10x5 metre swimming pool set in nearly 2 acres of gardens with a large pool terrace for sunbathing. The property enjoys extensive views over the surrounding countryside, and the setting is secluded and tranquil, being nearly a kilometre from the nearest road. Guests have the use of a table tennis table, a set of boules (petanque), and four mountain bikes, sun-loungers, garden chairs, and a barbecue.

The house is very open, light, and spacious, with high ceilings and white painted walls. The front door is on the north-west terrace which has a large covered area with a table and chairs for 12. This terrace extends to the 10 x 5m swimming pool.

The front door leads into the large kitchen and dining area, which is fully equipped with a four-burner gas stovetop, a fitted electric oven, a dishwasher, a microwave oven, a washing machine, a large fridge-freezer, and all the necessary crockery, cutlery, pans and equipment for a party of 12 to 14.

Two large archways link the dining area to the lounge, which has two sofas and five easy chairs, as well as comfortable cushioned banquettes which can seat another 6 to 8. There is a hi-fi set with CD and tape player, and a TV/DVD.

Up a couple of steps is a doorway leading to the master bedroom, with a double bed and en-suite toilet/shower room. From the kitchen, a corridor leads to the other two downstairs bedrooms, one with two single beds, the other with a double bed and a single bed. The main bathroom has a large walk-in shower, and a Japanese-style tiled deep bath.

The staircase leads from the lounge up to the gallery, which gives access to the three upstairs bedrooms and bathroom. Two of the bedrooms with double beds and the third with two single beds.

Larger parties of 14-20 can rent an extra suite of rooms on the upper floor, which sleeps 4-6 guests and consists of three bathrooms, a lobby area and a bathroom.

The hosts, Mike and Kate Nicholls, live in the old farm next door, and are available to advise on places to go, and what to see and do. They have been living in the area for 17 years and know the region, its history, culture and amenities.

The property is also available as a residential centre for courses. Airport or railway station meeting services, car rental, hotel, restaurant and entertainment reservations can be arranged.

The Lomagne is a part of the hidden France which tourists rarely discover. It is famous for its production of the finest garlic in France. There are no large towns in the area, which consists of rolling hills, oak forests inhabited by badger, deer and wild boar, and fields of wheat, garlic and sunflowers. Borde Basse is 1.5km from the tiny village of Fajolles (86 inhabitants), 10kms from Beaumont de Lomagne, and 8 kms from Lavit de Lomagne. It is surrounded by woods and fields. There are pleasant local restaurants in both Lavit and Beaumont, and in the village of Serignac. Only 4 kms away, there is a Ferme-auberge which offers meals based on its own produce. The main town of the département is Montauban (35kms away). Nearby canals, rivers and lakes provide oportunities for a wide range of watersports.

The region is steeped in history and filled with echoes of the Hundred Years War. The many delightful villages and small towns boast imposing fortified churches, magnificent medieval market places and fine chateaux, large and small. There are vineyards and producers of cheeses, foie gras and other regional delights around every corner. The Tarn et Garonne is one of the most important fruit growing areas of France, and delicious fresh peaches, nectarines, melons, and cherries are all available in season. The cloisters and Abbey church in Moissac, 20 minutes' drive away, are regarded as one of the masterpieces of Romanesque architecture. The museums and art galleries of Toulouse are less than an hour's drive away. During the summer season there are many cultural festivals in the region, ranging from the largest jazz festival in Europe in the little town of Marciac to summer fetes and with live music and dancing in even the tiniest villages.
